thought I'd share what I've been doing instead of hanging out here
Just so you know I'm in commercial real estate, so I am curious how long was the turnover pocess (the start of the zoning and permits till completion)? and did you just buy this lot or have you had it a while, and if you just bought it, what all have you done to the place? sorry for a lot of questions, but I am looking to branch out into residential, and am always just a little curious. thanks
I bought the house and lot just over a year ago for 105 grand. It was in such bad shape that the professional flippers wouldn't touch it. I'm working about 45 hours a week so I'm doing this on nights and weekends. I took my two weeks of vacation to do the garage.
So far I've:
paid roofers to reshingle the house
ripped out the finished basement,
redone the downstairs bathroom,
jacked the center of the house up about 4 inches and added footings and better columns,
tore down a shed and a lean-too,
rennovated the garage including 30 feet of studwall, 8 ft of new gable, redecking, adding gable ends, roofing, and siding.
poured about a half ton of cement into the concrete block foundation on the driveway side (salt had eaten away the outsides of the bricks)
I still have a LOT of stuff to do. I've put in about 11 grand into the house so far and have about 12 more to go. That should get its value up to about 180. (keep in mind this is all material cost, I'll even be building the kitchen from scratch)
If I was working on this house full time, I'll bet it would take about 8 months and 30 grand to rennovate completely.
