Default Good deal?

This car is a 2003 Civic LX Coupe with 99600 miles. Clean carfax, one owner, I haven't seen it in person yet but I'm going to go tomorrow morning. Asking price is $5995 from a dealership. Assuming it's in good to excellent condition (by KBB's definition) or clean to outstanding (edmund's definition), is it a good deal?

KBB value is $8765 for the value when buying from a dealership, and assuming it's excellent condition. This dealership looks like a used car dealership, so the condition likely isn't excellent (KBB says less than 10% of all used cars qualify as excellent condition). I'm hoping the condition is at least Good.

The KBB value of the same car from a private party is $6890 for excellent condition, $6340 for good condition, $5690 for fair condition.
