rubber trim help

I have a 2003 Honda Civic. It has two rubber trim strips above the doors, going from the front to rear window. I live in Texas with no covered parking and it is taking a toll on this trim. The rubber has become grey (instead of black) with little white dots on it. What can I do to try and keep this rubber trim healthy and prevent it from rapidly deteriorating and cracking? There must be something I can apply to this area - as often as I need to. I know nothing about this type of thing. Any help??

i know this is going to sound dumb, but i heard that if you put vasoline on it it will prevent it from cracking and discoloring, and you only have to reapply once in a while(not sure on an exact time frame), and i also heard that motor oil works too(but it can drip when you first put it on and get on crap)

whenever i get wax on my trim i just use some armor all whipes or spray and whipe the trim and it turns black and also pretects it. It does kinda wear out a bit fast tho. i've heard/seen this stuff called Back-to-Black but never used it.
