Default i was thinking of buying and selling fifth gen civics

I love civics alot, i own a 1990 honda civic and a 1990 honda crx, and for the past two months i've really started to like mechanics. I want to invest in real estate but my job will take at least 6 months to pay for a mortgage so i want to start a part time business, like buying and fixing and selling fifth gen honda civics hatchbacks. Now my whole plan is to find a rust man to fix the rust for cheap, then theres a junk yard for parts, and i'll do the mechanically stuff myself, i have a garage i'm going to turn into a mechanic garage so i can swap engines and do repairs. Now where i live honda hb's go for 2500 to 3000 a pop, and that if i want to make a profit i'll need to buy hondas with messed up engines, or blown headgaskets. I'm going to swap out the old engines and put in stock engines, i was thinking of using just stock engines cause it;ll be cheaper and i don't want swap out alternators, etc. Right now i located two 94 civics, one with bad rust with a good si engine and the other with a good body but bad gasket engine ( its a cx ), will a si engine swap into a cx body without having to swap alternators and all that crap? How does my plan look?

yeah it will swap right in, the only thing about that, is the si motor is vtec, so you will need to put a 4 wire o2 sensor(can use the one from the si) and you will need the si's ecu, then you will need to run the wiring for the o2 and vtec to the ecu, everything else will be fine.

well with rusted civics... it all depends HOW BAD!!!!!! look at the underbody... if its rusted THATS BAD i wouldnt mess with it... but if its just the rear quarter panels starting to rust threw a few spots then its fine. but underbody rust is very bad for any unibody vehicle!
