Are these faults serious for a 2003 Civic?

Default Are these faults serious for a 2003 Civic?

Hi all, I'm new here and would be grateful for your help with buying my first car.

I'm from London and considering this 2003 Civic hatchback, which is selling for £4900. However, according to its latest MOT advisory notice, there are some faults:

Advisory Notice issued
Nearside Front Direction indicator slightly discoloured (1.5.A1d)
Centre outer cover insecure Exhaust has part of the system slightly deteriorated (7.1.1a)
Offside and nearside front lower wishbones [front] bushes tearing out

I also noticed that this car has failed all of its 3 tests - although it got passed during its retests. What is your opinion?

Nearside Front Macpherson strut has slight play in the sliding bush or gland (2.5.B.1b)
Offside Front Macpherson strut has slight play in the sliding bush or gland (2.5.B.1b)
Nearside Front Brake pad(s) wearing thin (3.5.1f)
Offside Front Brake pad(s) wearing thin (3.5.1f)
Handbrake has very little reserve travel left
Rear wiper blade badly torn
